5 Major Factors That Make a ‘Good’ Location

Buying a home for sale is a crucial decision of life that needs lot of research and understanding. The price appreciation depends largely as a result of a home’s location. “Location, location, location” plays the most significant role which is commonly considered mantra in real estate sector.

It is not only about the location but there are many other factors as well that determine a home’s value. Depending on one’s personal needs and preferences, you may not be able to buy a home with all of these factors.

For a good location also there are some key points that should be taken into considerations as mentioned below:

Centrality

A central location is always a good location as you get close proximity to important places and can find everything at a near distance. But definitely that will cost you more than the suburban’s areas.

Being in the centre of the city will be largely preferred but if you have any kind of budget constraint then you can think of outskirts. The residential projects there will cost lesser but will not compromise on features and amenities.

Neighborhood

Another important factor that is considered good for a location is the neighbourhoods that appeal to you will largely be a matter of personal choice. In simple words, great neighbourhood will have a few key factors in common: accessibility, appearance, and amenities. A well-established neighbourhood will always boost the prices and appreciation.

A house for sale with easy access to roads and public transportation will be more advantageous than one that is placed away and can only be accessed by one route.

Preferably the more number of large trees, quality landscaping, and nearby parks or community spaces tend to be desirable. Also, there should be availability of important amenities such as grocery stores, shops, and restaurants.

Development

It is not about just the present, but an investment in real estate is made then future also matters. The infrastructural development and plans for new schools, hospitals, public transportation, and other civic infrastructure can dramatically improve property values in the area. Even, the commercial development can also improve property values and the close proximity to a fire station, hospital, school, or community center can lower its value because of traffic and noise.

Lot Location

Have an in-depth research and if the apartment for sale you want to buy is right on a busy road or very near to a highway, you can probably get it for a lower price. The reason for that is the hustle and congestion that the resident will suffer. Thus, that is less preferred and the same condition holds true for houses that stand next to any kind of commercial property.

On the other hand if you see a house with a panoramic view, near water body or any kind of natural bliss is likely to be more valuable, both now and when it comes time to sell it.

The House Itself

Another factor that is mostly neglected is the house itself as choosing a bigger, better-shaped, or better-situated lot over a nicer house is a wiser decision. A less attractive house always open the doors for updating, modifications, or replaced altogether, but the lot can’t be changed.

Conclusion

Thus, location is important to a major extent but it is not everything. So, whenever you buy an apartment or a villa for sale make sure the neighbourhood isn’t just desirable to you but has ample of required qualities. For example consider attractive amenities, safe streets, and good schools, ensuring your investment appreciates in value over time.
