Faridabad’s Sector 77- A Full-Blown Real Estate Corridor

Times have changed, and so have homebuyers’ perceptions of Faridabad’s realty sector. What was the far-fifth choice for home investments in the minds of real estate investors looking to invest in the National Capital Region(NCR) has steadily climbed the favorite list and is now among the top three considerations for buying homes, as per popular sentiments. 

The credit goes to the rapid infrastructural developments, its close vicinity to Delhi and other parts of NCR, blooming job markets, and, most recently, the active construction of the Delhi-Mumbai Expressway(DME), which has fulfilled the aspirations of many homebuyers.

Among the various sectors of the region, Sector 77 has gained immense traction as Faridabad’s prime residential corridor in the last few years, which falls more in the territory of Greater Faridabad. The residential locality shares hassle-free connectivity with DMRC Violet Line’s Bata Chowk Metro station and is also situated in close proximity to IGI Airport. Other socio-economic infrastructure like schools, hospitals, banks, etc., are located in the vicinity.

With low-rise, luxurious independent floors and plotted developments on the significant rise among homebuyers’ living preferences, Faridabad’s Sector 77 has seen a construction peak in both housing formats and provides investors with a wide range of options. 

A scalable insurgence in twin living options has not only boosted overall housing demand but has also ramped up the well-maintained lifestyle ecosystem in the sector. The post-pandemic revival in demand for plotted developments and luxurious group housing societies can be reasonably attributed to Faridabad’s realty, which has seen a maximum rise in the number of plotted developments. 

Sector 77 also shares boundaries with other Greater Faridabad sectors, such as Sector 79, Sector 76, Sector 82, and Sector 73, which are residential housing markets. The Delhi-Mumbai Expressway’s construction will also fuel Faridabad’s interstate connectivity, especially after the making and subsequent operationalization of the Ballabgarh link. It will connect Faridabad with states like Rajasthan, Madhya Pradesh, Maharashtra, and Gujarat. 

The impending work on the access roads linking Faridabad to Greater Noida through the Greater Noida-Faridabad transit bridge will also act as a significant connectivity channel, providing a stimulus to the housing sales of various sectors of Faridabad, including Sector 77. The outgrowing dependence on Delhi roads and the expansion of new road networks have paced up Faridabad’s residential climate. 

New realty corridors have cropped up while old ones are undergoing a metamorphic process channelized by the state’s new infrastructural empowering decisions. Faridabad is not on the brink of overpopulation, unlike other parts of NCR. The distribution of the housing population is quite stable. 

The inauguration of India’s largest hospital, the 2600-bedded Amrita hospital, is located in Faridabad. With the launch of Amrita Hospital, civic amenities have gone through a significant bolster. The overall development nexus has given a major push to the housing demand in adjacent sectors of Faridabad, especially Sector 77.

The fast-paced construction of Noida International Airport or Jewar Airport has also led to a definite rise in property appreciation prices and demand in the Faridabad sectors as well. Simultaneously, the resumption of the Faridabad-Noida-Ghaziabad Expressway or FNG Expressway development will boost the connectivity of Faridabad with Delhi, Noida, and Ghaziabad, ultimately dialing up the real estate absorption in the region.
